A property manager is responsible for rental property repairs

Last year while I was in the height of the pandemic, my sibling took a task as a property manager with a prominent property management corporation in his area.

  • He was advised for this task by one of his friends, so the task was his without going through a tedious interview process, my sibling did not have any experience as a property manager, in fact, he worked as a construction foreman for many years; But on day one, he dived right in plus began to solve the complications that came across his desk.

Most of them had to do with occupants needing maintenance inside their apartments. Many were related to broken Heating, Ventilation and A/C units, plus some were complaints that had to do with minor cracks or leaks inside the rented apartments. The first thing my sibling did was to contact the maintenance manager to get an system of the workload of his team. He then tied up a meeting with him to tackle the complications based on urgency, then all the complications with Heating, Ventilation and A/C units were placed towards the top of the list, and some of the complications required professional service, so he contacted the Heating, Ventilation and A/C provider that they consistently used plus tied up the earliest appointment. There were some complications with leaks that had to be outsourced to a professional plumber because none of the maintenance crew handled plumbing complications. They mostly took care of basic handyman services, plus they took care of the facilities on the premises, working as a property manager has opened my sibling’s eyup to what goes on behind the scenes plus how home repairs are handled. His years as a foreman came in handy for this task, he was able to solve the complications as he saw fit.
